Last week, the City of Miami Springs held a townhall style meeting at the EB Hotel to discuss the future plans for NW 36th Street.

The presentation went into detail on the proposed zoning changes that would allow 4 story residential developments in some areas and up to 11 story residential developments in other areas.  You can view the map below.

The municipal effort gives the City of Miami Springs the ability to share their vision with the residents who are being asked to approve the measure this fall.  Here’s what will be on the ballot:

The Charter provides that buildings that include more than 2 residential dwelling units shall not exceed 3 stories and a maximum of 40 feet in height.

To revitalize and attract investment to the Northwest 36 Street District, it is proposed to exempt buildings with residential units located east of East Drive in the District from the Charter’s restriction, subject to current zoning height limitations.

Shall the above-described amendment be adopted?

It’s no secret.  NW 36th Street has been a problem for a long time.  The hotels account for a majority of our police calls.  And unfortunately, the City of Miami Springs failed in Tallahassee when they tried to add a bed tax to help pay for law enforcement efforts.

Side note:  Miami-Dade County collects a 6% local tourist tax (bed tax) on transient rentals lasting six months or less, 2% of which is the Tourist Development Tax that directly funds the Greater Miami Convention & Visitors Bureau.  In other words, we have bed taxes that leave our community to go to the county and the Greater Miami Convention and Visitors Bureau.  What do we ever get back from the Greater Miami Convention and Visitors Bureau in return?

If you’re in a single family home in the area, they can’t built an 11 story building next to your home.  The highest they can go within 150 feet is up to 4 stories.  Beyond 150 feet, they can go up to approximately 11 stories.

  • Structures or portions of structures located within 150 feet of adjoining residential districts shall not exceed 4 stories or a height of 55 feet.
  • Structures or portions of structures located outside the height buffer area shall not exceed a height of 120 feet (or approximately 10 – 11 stories).

I think every Miami Springs voter agrees we need to improve NW 36th Street.  Do the majority of voters believe more apartments are the answer?  What do you think?
