We recently sat down with Charlie Leonard and Sean Pascale, the Miami Springs real estate experts from The Leonard Real Estate Group, to discuss what happened in 2025 in our semi-annual real estate podcast.  Let’s go over some of the key highlights.

The most expensive Miami Springs home of 2025:

The most expensive home sale in the Miami Springs market for calendar year 2025 was the new construction, luxury home located at 549 East Drive.  It sold for $2,130,000.  This two story home features 4 beds, 4 baths, and 3,500 sq ft of living space.  It also has a two car garage, outdoor covered terrace, and a pool.

It’s not only the most expensive home sold in 2025, but it also marks the most expensive home ever sold outside of being on the golf course or on one of our lakes.

Also noteworthy is that the home is not on a massive acreage.  In fact, the lot’s 7,620 sq ft size is actually smaller than the average lot size of 9,196 sq ft based on homes sold in Miami Springs last year.

Miami Springs Homes over $1.5 Million:

Two homes sold for over $1.5 Million last year.  The first home located at 1098 Hunting Lodge Drive sold for $1,575,000.  It features 4 beds, 3.5 baths and 3,081 sq ft of living space.  However this home had the largest lot sold in 2025 with 19,320 sq ft of land.

The second home is located at 517 Palmetto Drive and sold for $1,550,000.  It features 5 bedrooms and 4 bathrooms and sits on a 10,650 sq ft lot.

Miami Springs Homes over $1 Million:

We had 6 homes sold in 2025 that were over $1 Million and under $1.5 Million.  The average home in this price range had 4 beds and 3 baths with 2,600 sq ft of living space, and an 11,670 sq ft lot.

We had only 2 homes sold in 2025 that were less than $500,000.  The average home in this price range had 2 bedrooms and a single bathroom with 808 sq ft of living space, and an 8,094 sq ft lot.

How did 2025 compare to 2024?

In 2025, there were 93 homes sold in the Miami Springs market.  That’s 6 less than the 99 homes sold in 2024, but still a very busy year.

The average home sold price in 2025 in Miami Springs was $788,287.

The average home sold price in 2024 in Miami Springs was $834,610.

That’s a slight price drop on the average home sale of 5.5% year over year.  However, that appears to have been due to a dip in prices in the middle of 2025.  By the end of 2025, prices had risen again.
