The City of Miami Springs has created new maps to help explain how high residential apartments can rise should Miami Springs residents approve a ballot measure this fall.

What’s the Ballot Language?

The Charter provides that buildings that include more than 2 residential dwelling units shall not exceed 3 stories and a maximum of 40 feet in height.

To revitalize and attract investment to the Northwest 36 Street District, it is proposed to exempt buildings with residential units located east of East Drive in the District from the Charter’s restriction, subject to current zoning height limitations.

Shall the above-described amendment be adopted?

What does that mean? 

It means that if the ballot measure passes, properties within the NW 36th Street District, east of East Drive, can now build residential apartments great than 3 stories.  How much more depends on the properties proximity to existing singe family homes.

  • Structures or portions of structures located within 150 feet of adjoining residential districts shall not exceed 4 stories or a height of 55 feet.
  • Structures or portions of structures located outside the height buffer area shall not exceed a height of 120 feet (or approximately 10 – 11 stories).

What do these zones look like on a map?

Below you’ll see a map showing the NW 36th District east of East Drive.  This is the only area that will be impacted by the proposed zoning changes if passed by Miami Springs voters this November.

If residents approve, the area highlighted in green can go up to 4 stories or up to 55 feet in height.  The area in magenta can go up to 11 stories or 120 feet in height.

Here’s another map highlighting the approximate 150′ buffer that would be limited to 4 stories / 55′ height limit.
