Mid year checkup- Miami Springs has seen increases across the board in the last 6 months. Closed sale prices increased by about $5,000, but you can see that the active listings increased their asking price by about $14,000 indicating that sellers are still testing the ceiling of the market.
The biggest take away is that the number of active listings in January was 51, while the number now is only 33! That is a major drop in inventory and could drive prices higher squeezing out families looking for their first starter home.
