We recently met with the Miami Springs real estate experts at the Leonard Real Estate Group to get a mid-year update on the 2025 Miami Springs real estate market.  Here are some of the highlights.

To start off, it’s interesting to review the 2024 closed sales average.  You’ll notice 2024 started with an average closed sales price of $745,750.  2024 ended with an average closed sales price of $831,683.

This year started with a record high average closed sales price of $870,321 in February.  Then it dipped in the Spring to a low of $707,995 before rebounding back to $832,426 or pretty much the same price at the end of 2024.

The average closed sales price is only part of the story.  If more smaller homes sell, it’ll bring the average price down.  If more larger homes sell, it’ll increase the average closed sales price.  So that’s why it’s also good to look at the average price per square foot.  If you look below you’ll notice that we closed 2024 with an average price per square foot of $455.86.

In 2025, we’ve seen a couple of blips where the average has surpassed $500 per square foot, but currently sits at $493.02.  This means that prices for Miami Springs homes remain very strong.  It also means that the secret is out.  Buyers have discovered the beauty and benefits of living in Miami Springs.

5 Homes Over $1,000,000

So far this year, there have been five homes that have sold for price in excess of $1,000,000.  They include homes on Hunting Lodge Drive, Palmetto Drive, Ibis Avenue, Esplanade Drive, and Falcon Avenue.  Homes over $1,000,000 in Miami Springs had an average of 4.4 bedrooms and 3.2 baths.  The average living area for homes in this price range is 2,903 square feet with a lot size average of 12,285 square feet.

3 Homes Over $900,000

Through the first six months of the year, there have been 5 homes that sold for more than $900,000 and less than $1,000,000.  Miami Springs homes in this price range had an average of 3.3 bedrooms and 3.2 baths.  The average living area for homes in this price range is 2,903 square feet with a lot size average of 12,285 square feet.

10 Homes Over $800,000

Through the first six months of the year, there have been 10 homes that sold for more than $800,000 and less than $900,000.  Miami Springs homes in this price range had an average of 3.5 bedrooms and 2.5 baths.  The average living area for homes in this price range is 1,773 square feet with a lot size average of 8,456 square feet.

9 Homes Over $700,000

Through the first six months of the year, there have been 9 homes that sold for more than $700,000 and less than $800,000. Miami Springs homes in this price range had an average of 3.2 bedrooms and 2.3 baths.  The average living area for homes in this price range is 1,773 square feet with a lot size average of 8,456 square feet.

10 Homes Over $600,000

Through the first six months of the year, there have been 10 homes that sold for more than $600,000 and less than $700,000. Miami Springs homes in this price range had an average of 2.7 bedrooms and 1.8 baths.  The average living area for homes in this price range is 1,394 square feet with a lot size average of 8,936 square feet.

4 Homes Over $500,000

Through the first six months of the year, there have only been 4 homes that sold for more than $500,000 and less than $600,000. Miami Springs homes in this price range had an average of 2.5 bedrooms and 1.5 baths.  The average living area for homes in this price range is 1,243 square feet with a lot size average of 7,893 square feet.

1 Homes Under $500,000

There was only one home sold for under $500,000 at 632 Minola Drive for $475,000.  It’s a 2 bed, 1 bath home with 816 sq ft of living space on a 9,088 sq ft lot.
