Fair Havens gets a green light to expand the Assisted Living Facility south towards Morningside Drive.

At Monday’s Miami Springs City Council Meeting, the council voted unanimously to approve an Ordinance that redesignated the Future Land Use Map (FLUM) for the southernmost contiguous tract of land attached to Fair Havens from Single Family Residential to “Medical Residential”. The vote passed unanimously 5 – 0.

Then, the City Council voted to create a new Medical and Residential Care (MRC) Zoning District permitting nursing, convalescent, and extended care homes. The vote passed 5 – 0.

Then, the City Council voted to rezone the Fair Havens property from R-3C Multi-Family Residential to MRC Medical Residential. That voted passed unanimously again 5 – 0.

Finally, the City Council approved the site plan for the Fair Havens project. The vote was once again approved unanimously 5-0.

What do you think?
Below you’ll see plans of the expansion shared by the City of Miami Springs.

Highlighted in orange is the addition that will be added to what is today an empty green space.

You’ll note that the plans do not have ingress and egress from Morningside Drive. All access to the new wing comes from Reinette Drive or Navarre Drive, both of which have existing ingress and egress to Fair Havens.
