Last week, we reported on the initial demolition of the former Miami Springs Virginia Gardens Optimist Club’s Clubhouse. That property sat at 1101 Wren Avenue.
Well this week we can report that the Optimist Club has been completely razed to the ground.

Some residents were upset to see a cherished piece of their childhood gone, but the property had been sold several years ago.

Some residents continue to speculate that apartments are coming.

Let’s put that rumor to bed. This block is zoned for single family residential. Apartments are NOT coming to this block.

In fact, in May of 2024, the Miami Springs City Council approved the platting of four residential lots. Each lot has between 9,655 and 9,755 square feet.  You can see the plots below:

We are expecting to see four, high-end, modern luxury homes. With a new record set last year for a lux residential home on East Drive for $2.13 million, it’s very possible to see these homes sell for a combined total over $8 million. Only time will tell if our prediction is true.

While we hate to see the Optimist Club gone, nearby residents are likely to see a bump in their property values once these homes are built and sold.

Normally, the City of Miami Springs would also see a benefit in the form of increased residential property taxes. However, that may not happen. The Florida House of Representatives passed a bill that would eliminate property taxes on your primary residence.

What will the former Optimist Club property look like in the future?

Well we hope they retain all the trees along the swale. There are lots of mature trees on this property.

The initial renderings we reported on this project date back to 2021. However, what you see above is what you might see as you drive along Hammond Drive towards Wren Avenue. Then again, there might be newer designs and different plans coming soon.
Either way, we expect to see four new upscale homes coming soon to the intersection of Hammond and Wren Avenue.
