If you drive by 1101 Wren Avenue, you’ll notice there’s a fence surrounding the property.  There’s demolition equipment on the property along with piles of debris.

Back in February 2021, a Public Notice was issued that the Miami Springs Optimist Club was being listed for sale.

Then, in September of 2021, plans emerged for (4) two-story homes to be built on the Optimist Club property.

But then nothing.  Very little activity until in May, 2024, the City approved proposed plat for the Optimist Property.

Then, we were surprised to see the Optimist Club property listed for sale for $3.2 Million.

Miami-Dade Property records haven’t indicated a sale, but the demolition is moving forward.

Bottom line:  This has been years in the works.  Soon, the mid-century building will no longer exist.

As you might recall, the priciest home sold in Miami Springs in 2025 was a modern two story luxury home on South Drive on a 7,620 sq ft lot.  That home sold for $2.13 Million.  The plan for this property calls for 4 lots with approximately 9650 – 9755 sq ft of land each.  So, based on current market rates, if they build four new luxury homes in a similar style to what was built on South Drive, you can see where the four properties combined might sell for an excess of $8 Million.

Right now all that’s happening is the demolition.  We’ll see if new homes are constructed quickly, or if it takes another five years before something new happens.  Only time will tell.
