We recently sat down with Charlie Leonard and Sean Pascale of The Leonard Real Estate Group to recap the current state of the Miami Springs housing market and walks us through some of the results from 2019.

To summarize the current conditions, it takes just one word:  TIGHT!

AVERAGE HOME

What does the average single family home sold in Miami Springs look like?  Well, according to data provided by The Leonard Real Estate Group, the average single family home sold in 2019 was a 3 bed, 2 bath home with 1,821 square feet.  The average home was built in 1954 and had a lot size of 9,349 square feet.  The average price was $447,204.

Of course, every home is different.  Your home may be valued higher or lower than the average Miami Springs home sold in 2019.  We always recommend working with professional Realtors when seeking to buy or sell a home.

MILLION DOLLAR HOMES

There was a record three single family homes that sold for a million dollars or more in 2019 in Miami Springs.  The average million dollar home had 4 beds, 4 baths, and 4,719 square feet.  The average million dollar home also had larger lots with the average coming in at 23,942 square feet of land.

MOST EXPENSIVE HOMES

The beautiful golf course estate located at 474 Hunting Lodge Drive was the most expensive home sold in Miami Springs in 2019.  This estate sold for $1.5 Million with 4,965 square feet of living on a 26,700 square foot golf course lot.

The estate located across from the Curtiss Mansion at 501 Deer Run was the second most expensive home sold in 2019 at $1.175 Million.  This home featured 4 beds, 4.5 baths, with 5,474 square feet.  This home was the largest single family home sold in 2019 in terms of living space and lot size with 29,250 square feet of land.

The third million dollar home to sell in Miami Springs in 2019 is located at 381 Navarre Drive.  It features 4 beds, 4 baths, and 3,717 square feet of living space on a 15,875 square foot lot.  This home sold for exactly $1 Million last year.

$700,000 – $999,999 Homes

1099 Nightingale Ave

Only one home sold for over $700,000 and under $1 Million last year.  it’s the 3 bed, 3.5 bath home located at 1099 Nightingale Avenue.  It has 3,487 square feet on a 15,400 sq ft lot.

$600,000 + $699,999 Homes

Seven homes sold for over $600,000 and under $700,000 in Miami Springs in 2019.  That’s up from only 2 homes in this price range in 2018. The average $600k home had 4 beds, 3.4 baths, 3,063 sq ft, and 11,216 sq ft of land.

Thirteen homes sold between $500,000 and under $600,000 in Miami Springs in 2019.  That’s up from 12 homes that sold in this price range in 2018.  The average $500k home had 3.5 beds, 2.5 baths, 2,090 sq ft, and 10,239 sq ft of land.

Forty-seven homes sold between $400,000 and under $500,000 in Miami Springs in 2019.  That’s up from 37 homes that sold in this price range in 2018.  The average $400k home had 3.2 beds, 2.2 baths, 1,858 sq ft, and 9,402 sq ft of land.

Forty-eight homes sold between $300,000 and under $400,000 in Miami Springs in 2019.  That’s up from 40 homes that sold in 2018. The average $300k home had 2.9 beds, 1.7 baths, 1,385 sq ft, and 7,921 sq ft of land.

$200,000 + $299,999 Homes

Five homes sold between $200,000 and under $300,000 in Miami Springs in 2019.  That’s down from 9 homes that sold in this price range in 2018.  The average $200k home had 2.4 beds, 1.2 baths, 1,146 sq ft, and 7,668 sq ft of land.
