We had the opportunity to sit down with Charlie Leonard and Sean Pascale of the Leonard Real Estate Group and go over the current state of the real estate market in Miami Springs. According to the team, there have been several key factors that have caused the increase in prices we’ve seen after the initial hit from COVID:
- Low Interest Rates
- Working from home created a re-evaluation of what a home should be and the amenities required including a home office
- Migration to South Florida from high income states like New York and California
- Consistent migration to South Florida from other countries
COMPARING THE LAST THREE YEARS
COVID-19 hit us in March of 2020. As you can see in the chart below, the average sale price of a Miami Springs home fell from $495,000 in March of 2020 to $391,000 in June of 2020. That’s $100,000 drop in three months during the lockdowns. However, three months later, the market rebounded and was back to $473,000.
2021 Miami Springs Home Prices
Last year the average home sold in Miami Springs was priced at $464,000 in January. By December, that number had climbed to $565,000. That’s a $100,000 increase in the average home price between January and December. That’s a 22% jump in less than 12 months.
2022 Miami Springs Home Prices
So far this year, the prices have continued to climb. In January, the average Miami Springs home sold for $586,000. Last month, the average Miami Springs home sold for $641,000. That’s a 9% increase in just four months.
