It’s been over three years since we first reported about a new office building project coming to NW 36th Street. After such a long time, we thought the plans had fallen through.
However, we were pleased to see the project was once again presented in front of the Miami Springs City Council. The Council had to approve a plat amendment to merge two lots into one. The plat changes were approved by the Council. However, there’s no indication on whether the project will now move faster or whether it will be another few years before further movement comes to fruition.
We hope this project moves forward a little faster. As you can see, the project looks quite striking. Below are some of the renderings:
We love the rooftop deck concept.
The building will NOT include apartment. The building will NOT be a hotel.
Instead, this project will feature a mix of retail, restaurants, and office space.
We are happy to see such a substantial investment in Miami Springs that will provide much needed office space. It will also provide new local job opportunities.
Of course, every time I see renderings that make the background of Miami Springs look like a downtown space makes me cringe. Call it false advertising, misleading, or creative laziness. I don’t know. All I know is that behind this building lies residential homes and a green canopy and not a concrete jungle as depicted in some of these renderings.
Nevertheless, we think this is an inviting project. The new Office Building will include ground floor retail. Floors 2 – 7 will be dedicated to parking. Floors 8 and 9 will be office spaces. The 10th floor has been proposed to feature a rooftop restaurant with an observation deck.
We are really excited to see this project has not collapsed and is moving forward. Again, this project will not add new hotels. This project is not adding residential density. Instead this project will add retail, restaurants, and office space…Something we’ve advocated for downtown Miami Springs ever since the Gateway Overlay District was proposed.

What happens to the alley, currently used by the utility companies and our trash and garbage pick up trucks?
